Buildings 24-26 (Lofts 113 & 114) Residential finish work has started with wood doors, trim, and the first coat of paint. Commercial spaces are substantially complete. The private loft garages are framed with the first layer of roof sheathing.
Buildings 27-30 (Lofts 106 to 112) Drywall and Insulation in the residential units is midway. Windows have been installed and brick on building 30 is complete with the exception of the balcony pop outs. The commercial spaces are in various stages of drywall, and are progressing rapidly. The private loft garages are framed with the first layer of roof sheathing.
Buildings 31 and 32 (Lofts 101 to 104) Windows are installed in the residential units, and commercial storefront is 50%. Insulation and drywall for the residential units has started. The private loft garages are framed with the first layer of roof sheathing.
Buildings 15, 20, 33, and 21 are substantially complete and being sided. Windows and final rough-in are continuing daily. Exterior terraces are scheduled to be completed before the end of the month.
Asphalt paving was completed this week and the new transportation loop for bus drop off is now visible. Pavers have begun, and have been installed in front of buildings 24-29. The stairs coming off the cabriolet were poured last week, and metal paneling on the new parking garage is substantially complete. The pond liner has been installed, and new spillway between the pond and the Fraser River will start at the end of this month.

Buildings 24-26 (Lofts 113 & 114) Rough in plumbing and electrical is complete. Roof and exterior sheathing skin is complete. Windows have been installed. Water Tower structure and water tower siding has been installed and commercial store front systems have been completed. Residential finish work has started and the drywall is substantially complete. Commercial spaces should be complete in the next couple weeks. Framing for the private loft garages has begun.
Buildings 27-30 (Lofts 106 to 112) Rough in plumbing and electrical is complete. Roof and exterior sheathing skin is 80% complete. Insulation in the residential units has begun. Windows have been installed and brick on building 30 is progressing quickly at 70% completion. The commercial spaces are scheduled to be completed next month. Framing for the private loft garages has begun.
Buildings 31 and 32 (Lofts 101 to 104): Rough in plumbing and electrical is complete. Roof and exterior sheathing skin is 70% complete. Windows are being installed and awnings for the commercial spaces are being constructed. Insulation for the residential units has started. Framing for the private loft garages has begun.
Buildings 15, 20, 33, and 21 are framed with exterior sheathing. On building 33 and 21 siding has begun, and buildings 20, 33, and 21 have windows in. The new bridge construction for the transportation hub has also been completed and tied into to Winter Park Drive. The Winter Park Drive improvements are complete with new side walk and paving. Lighting will follow this fall. The cabriolet bottom terminal in the Village is set, and lift towers are up. Pond excavation is near complete and ready for final utilities and liner.

Buildings 24-26 (Lofts 113 & 114) Rough in plumbing and electrical is complete. Roof and exterior sheathing skin is 90% complete. Windows have been installed. Minor detailing including roof corbels and siding is being completed this week. Water Tower structure has been installed and commercial store front systems have been completed. Interior finishes for both residential and commercial spaces will begin next week including drywall enclosure.
Buildings 27-30 (Lofts 106 to 112) The steel stud framing is complete and exterior sheathing is being completed this week. Interior utility rough in is well on its way and exterior skin will begin in the next two weeks. Roof is scheduled to be installed next week. Commercial spaces are completely framed and store front systems are being fabricated. Mechanical systems, plumbing and electrical work are almost complete and interior dry wall enclosure is pending final inspections. Window have started to be installed and full building enclosure will be finished early next week.
Buildings 31 and 32 (Lofts 101 to 104): Steel stud framing is 85% complete and utility rough in has started. Commercial space exterior walls were installed this week and exterior sheathing will begin in building 31 upper levels next week. Windows, store fronts, and exterior enclosure will be completed in July. Utility rough ins at the Lofts will continue through next week ready for inspections and interior enclosure by the beginning of August. Interior finishes will begin immediately after interior enclosure.
Foundations for buildings 15, 20, 33, and 21 have been completed and framing has started. The new bridge construction for the transportation hub has also been completed with only the tie in to Winter Park drive and topping finish remaining. Revisions to Winter Park drive will begin next week and the new cabriolet preparation will continue with clearing of trees to the top station near the Vintage Hotel and excavation at the village location next to buildings 24-26. The actual cabriolet is currently being fabricated off site for installation this Fall.

Buildings 24-26 (Lofts 113 & 114) Rough utilities, plumbing, and electrical distribution has been completed. Pre-rock (walls and ceilings) has been completed. Windows have been installed and exterior sheathing and roofing has been completed. Smart wiring was started last Thursday and HVAC ducting is being completed this week.
Buildings 27-30 (Lofts 106 to 112) Exterior sheathing and roofing is in progress. Windows are being installed and most utility rough ins are complete. HVAC ducting and Smart wiring will be installed this week. Interior rough in inspections will occur later this week.
Buildings 31 and 32 (Lofts 101 to 104): Framing for Loft units is almost complete. Exterior sheathing and roofing will follow together with utility rough ins and window installation over the next two weeks. Commercial space below is completely framed and store front systems will be installed over the next two weeks.
Building 33: Foundations have been completed and structural steel framing has been erected. Steel stud framing will commence this week.
Building 15: Site has been excavated and foundations forms will be completed today for foundations concrete pours this week. Dewatering in this area continues at a rapid pace from ongoing snow melt being routed to future pond location directly behind this building.
Building 19 and 20 sites are being cleared for excavation and grading later this week.
Construction Site: New bridge construction has been progressing and only road topping and cosmetic finishes remain. After foundations are completed for buildings 19 and 20, rough grading will begin for Main Street and the future cabriolet location.

Construction in the Village is making great progress! Vertical construction is underway on the first commercial and residential units (buildings 24 through 26, which includes lofts 113 and 114), while foundation is being poured for buildings 31 and 32 (where lofts 101 through 105 reside) and framing is being built for buildings 27 through 30 (lofts 106 through 112). The Village cabriolet system has been designed and installation should begin this summer. A new bridge in the Village will be completed by the end of April. And the final touches in the parking garage structure should be completed in the summer, including the north stairs, exterior metal panels and permanent signage.

With over 30" of new snow in the past week, winter has finally showed up! The resort operations staff continues to prepare and open new trails as they feel they can make them safe and fun enough for guests to use them.
While not the best for skiing, the warm weather we were enjoying before the snow allowed us to make a lot of progress on Fraser Crossing, Founders Pointe, and the landscaping. Now we are going from floor to floor and room to room, making final touches and locking doors to finished units behind us.
Even though Fraser is very close to completion, we still need a few small components of the life safety systems of Founders to be completed before we can make Fraser safe and fun enough for owners to move into. Besides finishing up life safety in Founders, we continue the push to finish the carpentry and mechanical electrical trim out.
I'm confident we are going to have a lot of happy new owners once in there homes. The hallways, the homes and the amenity deck, are just simply stunning.

As a construction manager for a big time developer I write this construction update with my office window open on a beautiful warm and sunny fall day in Winter Park and think this is why I live here. I look at every sunny day as a blessing from above as another day to pour concrete, plant trees, wash windows and do final touch up on the exterior paint. As an avid skier all I think is SNOW. Obviously I’m a very conflicted person.
Site work continues to be finished up on both buildings. The third floor of Fraser Crossing has been furnished; punch listed, fine tuned and is being turned over to our operations partners at IHM to start the installation of house wares. Founders Pointe is almost been completely turned white. (In the construction business that means all the rough plumbing and electrical has been completed and it’s been dry walled). Now we start on the finishes.

Village Core:
The final concrete pour on the middle deck of the parking garage was completed last week, which leaves one final pour on the upper deck schedule for early October. The final concrete columns are being poured this week, and the parkade concrete is wrapping up. Fire protection has begun in the garage, and well as construction of the electrical rooms.
Underground utilities continue to progress, and excavation for the new vehicular bridge foundations is underway.
Fraser Crossing and Founders Pointe:
The big push for buildings Fraser and Founders is finishing the exterior of the buildings and the perimeter landscaping. The big reality check was the snow on the roof this morning. On the inside, we have the entire floor of Fraser Crossing completed. The cleaning crew started the final clean of this morning and the architects are doing there final punch of this floor this Friday. The inside of Founders Pointe is so full of workers right now it looks like the inside of a bee hive.

Village Core:
The Village Garage is moving along quickly with the final concrete pours occurring in the next two weeks. We have all the walls poured with the exception of the 42” cash walls on the upper level. Utility work is progressing as well with water and sewer wrapping up this week and shallow utilities being installed over the next two weeks. Construction of the new bridge will begin in the next two weeks as well and coordination has been completed to install the garage gates by mid-October. The design for the village signage has been revised and final coordination for installation is proceeding this week. Completion of the garage is on schedule for mid-November. Foundations for the commercial and residential buildings on the west side of the village will begin in October and final road paving and utilities will completed in early November.
Fraser Crossing and Founders Pointe:
Construction on Fraser and Founders continues to move onward and even outward. The ski area is closed for the summer which also allows construction crews a little more to room to perform site work. Including the demolition of the existing parking hut that was located in the center of Winter Park Drive which will be replaced yet this fall with a new parking hut that will be located in a similar location further south.
Fraser Crossing's finishes are now really shaping up nicely. The first load of trees arrives around September 20th and the first plantings to take place will start on the Amenity deck. We are now nearly completed with flooring in the homes from floors three through six which now allows us to start the painting of common areas which will then be followed by flooring in these areas shortly thereafter. Installation of furniture, fixtures and equipment on Fraser is scheduled to begin the first week of October.
Now that drywall has been substantially completed in Fraser the contractor has moved those crews to Founder’s to essentially double the crews in that building. There is a tremendous amount of activity on every floor in Founder’s including completion of the roof, mechanical, and electrical systems. As soon as dry wall is complete on levels three to six in the next two weeks, trim and finishes will begin on those levels while drywall in completed on the first tow floors.
To say that there is a lot going on is an understatement.
